Carpe Diem Camp de Mar, is an exciting and rare development on prime coastal land in a quiet residential area of the island’s sought-after southwest region. The star feature is its amazing location, which is quite simply unbeatable in the southwest with stunning open sea views over to the Cap Andritxol headland that dramatically rises up from the sea.
The location and views have inspired an innovative approach by the cutting-edge architectural studio, Archirevolution, to create the ultimate in Mediterranean living beside the sea. In this macro project, one of the most important and challenging strategic decisions, was to accurately design from the projected sightlines out to sea, so that each villa enjoys its own unique view that is not hindered by its neighbour.
The Swiss E5 Group, who own the land, are the experienced developers behind the entire Carpe Diem Camp de Mar project of 13 extraordinary villas. The first two villas will be completed by summer 2019 at the same time plans have been released to build a further four villas in Phase II starting this autumn with estimated completion of early 2021. The third and final phase is currently undergoing meticulous planning and design, in keeping with the exacting standards upon which this Swiss Group prides itself.
It’s one of the few sites left on the island that offers open sea views, uninterrupted sun splays and privacy due to the careful design and strict attention to sight lines.
Another important plus is the location which is within 5 minutes’ drive of Puerto Andratx for shopping, restaurants, bars, boutiques and the yacht club, only 20 minutes from Palma and 25 minutes from Palma’s International Airport. In Camp de Mar itself, there is the 18-hole “Golf de Andratx” course, the 5-star Steigenberger Hotel and Spa Resort, a variety of excellent restaurants, cafes, shops, local sandy beaches and water sports. The area will soon have a new luxury 5-star resort when the Zafiro Palace Andratx opens in 2020, expanding the facilities in the area, to include five new restaurants and a large spa and gymnasium.
Overlooking Camp de Mar, Villa Anguli is constructed on a unique, south-facing elevated plot of just over 1,000 square metres that is built into the rock on three levels that total 399m2 of constructed area.
Delivering sheer quality means using only premium modern materials and technology in the construction to ensure that each villa is supremely comfortable, easy to maintain and ready for use whatever the time of year. The new owner has the option of either selecting the interiors with a preferred designer or with a combination of the leading island design house, Terraza Balear.
E5 is obsessed with delivering premium quality in everything so that all the design, down to every corner of the villa, has been carefully studied to ensure that all space is utilised to the full in the most stylish way.
On the main lower level, there are three bedrooms en suite; a spacious salon that leads into the dining area with the option of opening up into an exterior courtyard, an open-plan designer kitchen leading onto the expansive terrace with infinity pool and solarium area.
The design concept has been faithfully maintained throughout the entire process, without compromise, to produce a design that harmonises all the elements from sightlines and views to all the interior organisation and distribution.
Space and light flow seamlessly between interior and exterior areas that are both beautiful and practical for the island’s climate. The vast Master Bedroom extends over the entire upper level with a tropical jungle-style, “open-air” shower area, a bathroom and walk-out terrace with spectacular vistas over the coastline and the sparkling sea below. At the back of the villa there is also an off-street driveway and parking for three cars that leads directly to the lift for easy access to all floors.
This villa is also built into the rock, on an elevated (south-facing) plot of over 1,000 square metres, with 394m2 of constructed area over two levels featuring large covered and open terraces to maximise the spectacular sea views. In addition, a unique roof terrace on the third level area provides the ultimate sun trap.
The pure design concept has been created with bold clean lines that are beautiful in their simplicity. Based on a stylish geometric shape, with floor-to-ceiling, push-button glass windows that run the entire length of the façade enhancing the sense of space and light. The façade is topped by an overhanging roof with a slatted ceiling that throws symmetrical shadows on the floor to create a decking effect.
On the upper level, an open-plan layout has been carefully designed for the main living areas featuring a lounge, dining area/salon and design-kitchen areas that lead onto a large terrace extending out to create an outside seating and dining area. A glass -panelled linear terrace connects the two areas to the infinity pool with solarium. Ideal areas for socialising or relaxing and feeling part of the sea and its ever changing colours and moods. Watching the outdoor sunshine life of boats and beaches during the day or the twinkling lights around the headland at night.
On the lower level, a large terrace with sea views leads off the master bedroom which also features a rear private relaxation area, with an open-air Jacuzzi with a lush vertical garden backdrop. There are three further bedrooms on this floor, all ensuite with access to another exterior terrace with sea views. Below this level there is a discreet off-street driveway with parking for 3 cars, which also benefits from direct access to the entrance lobby and lift to all floors.
Hans Lenz is the Mallorca-born Managing Director of Engel & Völkers Mallorca Southwest – the agency exclusively representing E5 for the sale of the Carpe Diem villas and the recognised leader in real estate on the island.
Purchasers of these extraordinary villas will be investing in a highly desirable market. New-build properties with a sea view and of top architectural and technical quality can fetch significantly higher prices,” Hans explains. “The average price of a villa in this area was 4.5 million euros in 2018 – with prices of coastal properties significantly higher than those of properties further inland.
The Real Estate Agent
Passion can be an overused word but – in the case of Mariana Muñoz, managing owner of Terraza Balear – those seven letters are a succinct encapsulation of the reasons for her company’s success.
Terraza Balear has been responsible for designing the exquisite interiors of some exceptional homes on the island, in locations including Cala Llamp, Cap Adriano, and Bendinat. When Kevin Stevens developed Villa Anguli and Villa Statera in Camp de Mar, his choice of interior design company was obvious as Terraza Balear shares many of his own personal and corporate values.
The Interior Designer
Michel Campioni is a multi-talented man: he’s an accomplished architect, passionate brewer, and enthusiastic permaculture farmer. His good sense of humour probably makes him an interesting dinner-party guest too.
His career as an architect took him to around 100 countries around the world but, now a family man, he calls rural Mallorca home. In tandem with working in his architectural practice, Archirevolution, he also designed, built, and runs his artisan brewery Toutatis. Campioni is the architect whose vision and expertise have created the two stunning Camp de Mar properties, Villa Anguli and Villa Statera.
“Find a job you enjoy doing and you will never have to work a day in your life.” This Mark Twain quote resonates with Kevin Stevens, president and founder of E5 Holding AG – and the developer of the stunning Villa Anguli and Villa Statera in Camp de Mar. A few minutes’ conversation with this English businessman reveals a level of passion for his professional life that most people reserve for their hobbies. Then he admits that his biggest hobby is, in fact, his work.
